HAUSE WHO WE HELP

Homeowners

Make sense of an unfamiliar property problem.

SCOPE / RECORD / HANDOFF

A useful brief starts here.

  1. Describe the observed issue without diagnosing it.
  2. Keep an existing report, survey or product record available.
  3. Confirm the assessment fee and who can approve work.
  4. Separate cleanup, source repair and reinstatement.

Know who owns the next decision.

An incident can involve the owner, occupants, property manager, insurer, qualified assessor and more than one trade. Record who is authorised to arrange assessment, grant access, approve costs and make contents decisions. A project moves more clearly when those responsibilities are named before the work starts.

Make the scope reviewable.

Keep the observed issue separate from a confirmed finding. Ask what the initial visit will establish, what it costs and which areas it excludes. The eventual work package should show assessment, testing where appropriate, removal, cleaning, waste handling, verification and reinstatement as distinct responsibilities.

Close with a useful property record.

At handback, retain the agreed scope, approved changes, relevant reports and open items. Provider completion records do not automatically settle separate insurance, tenancy, legal or occupancy questions. Take those questions to the responsible professional or authority.
