HAUSE Water & mould

Follow the moisture

A useful mould brief connects the visible condition to the building issue.

SCOPE / RECORD / HANDOFF

HAUSE FIELD GUIDE · REVIEWED 25 OCTOBER 2026

01

Describe the pattern

Record the rooms, visible materials, recurring odour and timing of leaks or condensation. Explain whether the condition returns after previous work. Unknown concealed conditions should remain unknown until assessed; opening a wall solely to complete a brief can change the situation and the required precautions.

02

Connect the repair to the cleanup

Health Canada links mould with damp materials and moisture sources. Ask who will investigate the source, who will repair it and whether those activities are included in the same contract. A stain treatment and a moisture-source repair are different work packages with different completion questions.

03

Ask about affected materials

Describe contents and building finishes rather than estimating contamination from colour. Ask the assessor what can be evaluated during the first visit and what may require further access. Keep decisions about retained or removed materials, exclusions and next steps in writing.

04

Make follow-up practical

Record any monitoring or maintenance instructions that are part of the agreed handback. Ask what to do if the original moisture condition returns and who handles that follow-up. Questions about symptoms or individual susceptibility should be taken to a health professional rather than resolved through a property calculator.
